Archway Campus Development proposals
Take action today!
Seven Capital has submitted their planning application to develop the Archway Campus site that sits between Highgate Hill and Archway Rd. The deadline for objections is Sunday 3rd November – although Islington will accept objections after this date.
The proposed development includes a 178 residential units and a 27-storey tower with 242 student units, which will blight views both in Archway, across Highgate and beyond. See the photo montages below.
Local organisations, including the Highgate Society, have been working for many years to fight for more social housing and community benefit, as part of a much-desired redevelopment of the site. However, we are campaigning against this latest proposal as being over-developed and not addressing urgent local housing need and we are encouraging as many people to object as possible to the proposed plans.

Be sure to include the application number (P2024/2598/FUL) in your subject line and copy your local Haringey and Camden councillors so they are aware of your concerns. This plan will throw a literal and metaphorical shadow over Archway for decades to come.
Key objection points (please select points and write in your own words to personalise)
- A 27-storey tower which will blight all of Archway and spoil views from as far away as Waterlow Park (a Grade II* listed park), Hampstead Heath, Hornsey Bridge (a Grade II listed) and Highgate Village.
- The tower breaches many of Islington’s and London’s planning policies – including policies which state that the site is not suitable for a tall building.
- Substantial harm of designated heritage assets in the Holborn Infirmary Conservation Area by demolishing the nurse’s home and damage internally and externally to the Infirmary Building.
- Damage to the setting of heritage assets and the Holborn Infirmary Conservation Area by the 27-storey block.
- Damage to neighbour amenity – over-bearing blocks, overlooking and loss of light.
- Islington needs homes not student accommodation! Providing 242 student units does nothing to alleviate London’s housing crisis.
- Does not provide the level of affordable housing that Islington needs n.b. student units are not part of the affordable housing calculation and only 22-30% affordable housing provided when the student accommodation is taken into account.
- Provides student accommodation for a university in the neighbouring borough of Camden – no benefits for Islington.
- Greatly increased pressure on public services and infra structure n.b. students use local services but do not pay council tax.
- Failure to listen to local feedback during the engagement process. The low-rise option that the community preferred (Plan B), and which offered similar amounts of housing, was dismissed by the developer.
